Property Management

Progressive Property Management is a full service property management company. Our services are designed to take care of the daily needs of your property. This will free the owners to set their desired level of involvement with their property.

Leasing Services

Progressive Property Management will attempt to keep vacancies in your property to a minimum. We receive numerous calls daily from potential tenants seeking housing. We require each prospective tenant to complete an application. We verify employment, obtain prior landlord references, obtain credit reports and if desired obtain background checks. We provide all necessary tenant paperwork including but not limited to lease agreement, security deposit agreement and required disclosure forms.

Once an applicant has been approved, an appointment is made to review and sign the lease with the applicant.

We negotiate lease renewals approximately 45 days prior to the expiration of the existing lease to assist in minimizing vacancies.

We advertise property availability using yard signs, Internet, newspapers, website and word of mouth.

Rent Collection

Monthly rent collections are monitored closely and a computerized property management accounting program is used to insure all funds are accounted for accurately. Rent collection is considered one of our most important duties. We follow up all delinquencies and work with knowledgeable attorneys on the eviction of tenants as needed..

Financial Records and Reporting

Progressive Property Management uses a nationally recognized rental software program to manage the financial records of each property. Separate bank accounts are used for rental proceeds and security deposits in accordance with state approved accounting practices. All accounts are reconciled monthly.

Each month after the rent is collected and monthly bills paid a check is issued to the Owner. This is sent to the Owner with a monthly cash flow statement. At the Owners request we will provide any other financial statement for their property.

Maintenance Services

The goal of Progressive Property Management is to maximize the long-term return for your rental property. In our experience, the expense of maintaining the property on a timely and in a professional manner will result in higher property values. Each property is different and the level of maintenance that is appropriate must be evaluated on an individual basis. Maintenance services include but are not limited to:
On-site inspections as needed or requested by Owner
Interior and exterior preventative maintenance
24 hour emergency answering service
Supervision of third party vendors
Prepare units for new tenant

To insure that the quality of the work performed is done in a professional manner Progressive Property Management uses a related Company, The Handy Ones, to perform most maintenance and repairs. If third party vendors are needed we rely on vendors that we have built a working relationship with over the years, we know these vendors will provide quality service on a timely basis and reasonable price. We can handle updates and renovations as well. Major renovations are coordinated with the Owner. Such projects are only undertaken after discussion and approval of the Owner

If you, the Owner, has vendors that you would prefer we will be happy to continue to utilize their services.

In addition to providing 24 / 7 emergency answering services we also provide seasonal maintenance such as the cleaning of gutters, trimming of bushes and trees, on site property inspection.

One Time Rentals

Many property owners we met over the years wish to have assistance in leasing their units but want to manage their own units on a monthly bsis. We have an excellent option for those situations.

Our commission leasing service is a great avenue for the property owner who does not have the time to make the effort needed to full their units with quality and hopefully long-term tenants. A minimum one time per rental leasing fee of one half of the first full months rent plus sales tax and expenses provides the following services:
Yard sign to maximize drive bys
Answer all inquiry calls
Show the unit to prospective tenants
Collection of security deposit for Owners
Completion of all paperwork from application to all required state and federal forms
Tenant screening including landlord reference, employment verification, credit check and background check (only if requested).
